Our History
Broadmead Village is deeply rooted in the natural beauty and rich history of Saanich. The surrounding community - known for its mature trees, interconnected green spaces, and preservation of the natural landscape - sits on land originally settled by the Songhees Nation and later acquired by the Hudson’s Bay Company.
In 1859, 719 acres of land were deeded to Alexander Grant Dallas and named The Dallas Farm. From there, R.P. Rithet purchased the property in 1891 and renamed it Broadmead in honour of his beloved, prizewinning racehorse. Following Rithet’s passing in 1919, his heirs envisioned a future for Broadmead that would preserve its character while serving the community. In 1965, local developer Gordon Rolston and a group of investors brought that vision to life with a comprehensive plan for a thoughtfully designed, residentially integrated neighbourhood.
Broadmead Village opened in 1993 as a natural extension of that plan - offering convenient retail, services, and a central gathering place. A major renovation in 2013 by Grosvenor Americas reinforced this vision, blending West Coast design with long-term sustainability. Today, the horse emblem in Broadmead Village’s logo stands as a tribute to the area’s namesake and enduring connection to the land.

Broadmead Village was renovated in 2013 with a focus on timeless design and responsible environmental practices. Inspired by West Coast architecture, the centre features natural materials like stone, granite, stained wood, and glass—creating a warm and welcoming atmosphere that reflects the character of the community.
Key enhancements include:
• Thoughtful Signage – Integrated into storefront design to reflect each tenant’s identity while complementing the centre’s overall architecture
• Natural Finishes – Contrasting tones and textures, including brick, wood, and metal, highlight the centre’s unique West Coast look
• Redesigned Breezeway Plaza – A vibrant public space with landscaping, public seating, soft heated seating, LED lighting, a zero-carbon fireplace, and an interactive fountain
Broadmead Village is also committed to environmental stewardship, with sustainability initiatives that include:
• 35.9% reduction in annual water use
• LED lighting for all signage and general outdoor lighting
• Expanded recycling programs, including soft plastic collection
• Carbon offsets to neutralize emissions from heated outdoor amenities
• Smoke-free designation to promote a healthier community experience

In partnership with BeesPleaseFarms, a Victoria-based urban beekeeping company, Broadmead Village has installed two rooftop beehives to support local pollinator health and contribute to the global effort to protect declining bee populations.
Installed on June 10, the hives are maintained by professional beekeepers, and honey harvested on-site will soon be available for community distribution—stay tuned for updates!
Bees play a vital role in our food ecosystem, pollinating roughly one-third of the fruits, vegetables, and nuts we eat. By hosting hives at Broadmead Village, we’re proud to contribute to local biodiversity while putting underused rooftop space to meaningful use.
What You Need to Know
• Safe for Visitors: The bees stay close to their rooftop hives and do not descend to street level—even when their beekeeper is present. They are not aggressive and are solely focused on collecting nectar from flowering plants.
• Not Like Wasps: Unlike wasps, honeybees are not drawn to human food or activity—they’re interested only in blooming plants.
• Natural Pollinators: With Royal Oak’s abundance of flowering greenery, our bees are helping support local gardens, parks, and plant life through increased pollination.
• Wasp Control: Under the guidance of BeesPleaseFarms, wasp traps have been strategically placed around the property to protect the hive and ensure a safe environment for both bees and guests.
With over 60 hives across Greater Victoria, BeesPleaseFarms has shown how well bees can thrive in urban spaces - and we’re excited to be part of that movement at Broadmead Village.
